ORA Group Begins Bookings for 60-Acre Plotted Development in Karjat
ORA Group has started bookings for T60, a gated plotted development on 60 acres of hillside land in Karjat, Raigad district. The launch comes as three infrastructure projects in the area have reached completion around the same time, each affecting how Karjat connects to Mumbai and Navi Mumbai.
The Atal Setu, also known as the Mumbai Trans Harbour Link, has reduced the Mumbai to Karjat drive to around 60 minutes. Separately, the Panvel-Karjat suburban rail line is now operational, cutting the Navi Mumbai to Karjat commute to under 30 minutes. Navi Mumbai International Airport began commercial flights in December 2025, with Panvel serving as the primary access point and sitting a short distance from Karjat.
T60 is divided into three plot categories. Boutique plots start at 1,500 square feet. Premium plots are around 2,500 square feet, priced from ₹1.10 crore. Luxury Estates start at 6,000 square feet. All plots carry NA (Non-Agricultural) title, and the developer has confirmed RERA registration is currently in process.
Land buyers in the Karjat market have typically raised two concerns: title clarity and whether the location's growth claims hold up once the infrastructure is actually running rather than just announced. ORA Group says T60 was structured with both in mind, offering clear-title plots alongside the recently completed transit links.
Plot owners retain full control over what they build, whether that is a villa, a farmhouse, or a permanent home. The site is positioned within Karjat's Sahyadri foothills, a stretch of the Raigad district that has drawn growing interest from Mumbai-based buyers looking for second homes within a shorter travel radius.
ORA Group operates across several sectors beyond real estate, including education through Universal AI University, warehousing through Aveny, hospitality, and designer furniture. ORA Land is the group's dedicated land development division.
Additional details on plot layouts and current availability at T60 are listed on ORA Land's project page.
